Are there any VE options for the project or summary of any changes to the plans.

Any VE options will be addressed after the bid, currently bids are to be per plan only.

I am writing to ask if submittals of proposal for said project, Oxnard Union HS – RFP 618 Construction Services Tenant Improvements (RE-BID) will still be in person on 4/20/2020 at 11am. I’m asking because of the current Covid scenario that we are in currently in as I work for a subcontractor and will submit our bid to the confirmed general contractors. Would you please confirm when you have a minute?

Yes, bids are still due in hard copy on 4/20 @ 11am. If you prefer not to stay for the bid opening, you can drop off the bid and the results will be posted online within a few hours of bid opening.

We bid on a prevailing wage project and instead of dropping off the bids, they were sent electronically and all who were participating were sent Zoom meeting information through an Addendum to attend the bid opening virtually. Would the aforementioned scenario be possible for this bid because of the current Covid situation?

The District will supply a contactless drop off area at the bid submittal location (309 South K Street, Building G Warehouse) for bids. The bids will still be read aloud in an open setting near the District Warehouse so that physical distancing protocol is in place.

The door schedule lists the cylindrical locks as being Corbin Russwin CL3300 series and the Levers are listed as ‘Lustra’. The CL3300 is not available in Lustra. See below for pic of Lustra. See attached for the lever options for the CL3300. Please advise which lever to use.

Can you please provide clarification or details on this section on drawing TA4.0 ENLARGED RESTROOM PARTITION PLAN & REFLECTED CLG. PLAN. I am not able to find a detail for this area.

What gauge is slotted slip track shown at head of wall in detail G/TA6.1?

At storage room S127 will full height partitions be required to be 1hr assemblies? Will shared wall at restroom be required to be extended to structure as 1hr partition? If restroom wall is to be extended will ceiling inside restroom be required to be disassembled to construct 1hr assembly?

Walls of Storage Room S127 are not required to be 1-hour rated.

Will sound walls at corridors be 1hr walls? Will existing columns at corridors need to be modified to 1hr construction?

Main corridors are not required to be 1-hour rated.

Are existing restroom walls common to exit corridors constructed as 1hr walls? If not, will ceilings inside restrooms be demoed to construct new 1hr assembly above?

Same gauge, no strapping or welding.

At Board Room S101.1 will glazing behind full height partition on west wall have obscured film so backside of wall framing isn’t visible from exterior? Will backside of wall be required to be covered with gypsum or will this be a furred partition?

No film, backside of wall to receive gyp. board painted black.

At Main Lobby 100 there is a low wall at Board Room S101.1, this is an exit corridor requiring 1hr construction, please advise.

Do not know what “low wall” the question is referring to.

At Board Room S101.1 and AV Booth S101.2 please provide detail on how T-bar ceiling transitions to Open ceiling.

There is a suspended ceiling in both rooms, therefore there is no transition from t-bar to open ceiling.

Will head of new fire rated walls require fire safing in the flutes? Will full height sound walls require safing in flutes?

Fire rated walls will require fire safing in flutes and sound walls will require sound insulation in flutes.

Doors S101.3 and S101.4 are showing 8′ doors at a 5′-9″ finish height low wall partition, please advise.

All partitions at Board Room S101.1 are full height partitions.

Please provide detail for attachment of full height walls when parallel to flute walls land directly in the middle of high flute.

I noticed for Bid 618 (1800 Solar Drive Rebid) that there are a number of questions and answers posted to your site about the project. Does Oxnard lump sum all of the questions into an Addendum? Or is it best to direct our team to visit the site and review the questions and answers regularly?

Usually architects issue addenda to answer all the questions but this one does not so, yes, check the website regularly as I am keeping up on posting every question and answer there. Some are still in review.

On this bid as it relates to the contract, Termination (section 24.2.2): the surety is given only 3 days to respond to the district for intention to take over after receiving notice of contractor default. Would it be possible to change the language to include additional days, i.e. 30 days?

The District has no intention of changing this language.

Detail H/TA6.2 has a schedule for box headers above window. Is the “DBL 800S218” a 8’’ 18g stud with a 2” flange? If yes this will not work in a 3-5/8” stud wall, please advise.

That required stud size is only required for openings greater than 9′ 0″ and we don’t have that condition anywhere.

We’re a sub contractor wishing to bid on the OUHSD Tenant Improvements project. I understand there’s a mandatory site visit schedule tomorrow at 1800 Solar Dive and wanted to make sure it wasn’t cancelled due to Covid 19. Please advise.

The plans show one room on the first floor with the specification of Conc-1. The finish notes 1& 2 are not clear on what areas are to receive Conc-1. Please clarify that all rooms and hallways that do not show a flooring type specified are to be finished with Conc-1. If not, please confirm that only one room is to be receive Conc-1.

All rooms without a flooring indication are to be Conc-1.

During the job walk we noticed that there are glues, adhesives, gypsum fill, fill, patch repair, joint fill, epoxies, leveling compound on the floor. Will the GC deliver the concrete with those items removed prior to the installation of Conc-1 and Conc-2? If not, should subcontractors bidding on Conc-1 and Conc-2 include pricing to remove these items?

Ask your GC.

There are no specifications for Conc-1 and Conc-2 other than described in the blueprints. Please define “polish” required using industry standard American Society of Concrete Contractors – Council of Polished Concrete specifications (ascconline.org)

Based on information you provided below, Level 3 for Conc-1 and Level 1 for Conc-2.

Once the fill and leveling material has been removed, should patching, leveling, fill included in the price for Conc-1 and Conc-2

The aluminum doors are exterior but in the specs 085113 it calls out Western Integrated Materials which provide interior aluminum doors. Are specs for the exterior doors?

Interior door frames are to be steel “Timely Frame”.

Please provide level of finish for gypsum walls. Will any texture be required?

Level 4, no texture.

Can framed soffit at Modernfold Partition Panel wall detail P/TA6.2 be clipped off to new beam instead of diagonal kickers since these areas are open to structure above?

Bid per plans, alternate bracing methods can be discussed after the bid is awarded.

Will an existing window be removed for stocking purposes?

That will be left up to the GC that wins the bid.

RFI responses indicate MEP contractors do not need to be prequalified. I have been contacted by GC who did job walk, and saying I should be qualified. Please clarify the matter.
This project does NOT require pre-qualification on the part of the GC or any MEP subcontractors. The opposite was said at the job walk, in error. Again, the District does NOT require pre-qualification on this project. Note: It is always best to become pre-qualified with OUHSD to avoid concern over this subject in the future.
Are shop drawings required for interior light gauge metal stud framing?

No.

According to the finish schedule it has listed CWT-1, CWT-2, and CWT-3. However, on A4.0 enlarged restroom partition plan & reflected clg.plan it only has CWT-1 and CWT-3 called out. Please confirm CWT-2 is excluded or still part of the tile scope?

CWT-2 is the accent band in the Men’s Restroom and CWT-3 is the accent band in the Women’s Restroom. The drawings will be updated to reflect this at a later date.

When new constructed walls terminate at existing column should column be extended to deck to match new wall construction?

Yes.

Approximately how many lineal feet of backing will be required for keynote20? Will there be two rows of backing? Will detail S or T/TA6.2 be required?

Assume two rows of backing at 5 lineal feet each and yes, the details still apply.

Are existing interior shell walls penetrating partitions? At open areas will new walls be built on top of existing to structure above? If yes, will diagonal bracing remain in place to support walls? If bracing is removed this will create a hinge point between new and existing construction. Contractor recommends these walls be demoed completely if diagonal bracing cannot stay. Please see attached image for example of condition.

General contractor to verify in field the existing condition of walls to remain and extend to structure above where required at open areas. Existing lateral bracing can remain.

On page E-0.0.1 – note #25 under General Notes it states “existing fire alarm devices shall remain operational during construction.” Does this mean there is not a new fire alarm system in the scope of work? And if not a new system, what is the manufacturer of the existing system to match with the required monitor modules for the smoke dampers and flow/tamper switches?

Existing fire alarm system to remain and be repaired/modified/expanded as required. The manufacturer of the existing system will have to be verified.

On page E-0.0.1 – under the symbols list the phone/data is noting C.O. (conduit only) with pull cord. Please confirm there is no cabling for these systems.

I have an RFI concerning the Interior Door numbered N118 First Floor – North Wing. The Door Schedule has this door listed as a Hollow Metal. All the other listed doors for office space are listed as SC Wood. Is this by chance a misprint?

The door should be solid core, not hollow metal.

Are the wooden doors going to be prepped and stained per the specifications or will the wooden doors be pre-finished?

Doors are to be stained to match sample to be provided by architect.

For the Interior Door Wood Species – Bid 618 Tenant Improvements – OUHSD 1800 Solar Dr. – There is not a Stain Grade Wood Species called out on the Schedule or the Specs. Would you please clarify.

The door schedule and door types call for door types “A. B, & C” to be “stain grade finish”. What type veneer is required?

At walls shown as penetrating walls detail J/TA6.1 where one side is open to structure, should these walls be constructed similar to sound wall K/TA6.1 but drywall only full height on one side? For example, please see west wall of room N242.

East wall in room N253 is not shown on demo plan. Is this wall existing? If not confirm this wall should be constructed as a sound wall per detail K/TA6.1.

Per the Demo Plan, wall is existing to remain. Extend to underside of structure above as required for open ceiling areas.

Existing ceiling in Lobby 100 to remain. The only walls that will need to be extended to the underside of structure above are walls that separate the lobby from rooms that have an open ceiling.

Will south wall of Room N136 be stacked with full height finish or receive J-metal to finish top of existing wall per keynote 25?

Extend existing partition to underside of structure above as required.

Please confirm existing wall between rooms N136 & N137 will be required to be stacked and finished to structure since both rooms have no ceilings and are open to structure.

For the purposes of concrete polishing – The specs show the raised flooring is to be removed. Is there an old coating, glue, mastic or thinset on the floor? Is the concrete bare?

How is the raised floor anchored to the slab? Will the hardware for the removal of the raised floor be flush cut to the slab? What is the spacing of the anchors?

Verify in field and any existing anchors should be removed and the slab made level.

Addendum has been received for Bid 618 which changes the bid date and time to 04/30/2020 at 11:00 am, and is now the same date and time that OUHSD Bid 616 is due. We respectfully request changing bid date of either so that they are not both due on the same day at the same time.

The District has no intention of changing the bid due date/time for Bid 616 Playfield Stadium Renovations or Bid 618 Construction Tenant Improvements Solar Drive.

The above referenced Bid 616, which is due on 04/30/2020 at 11:00 am, is due on the same and time as OUHSD Bid 618. We respectfully request that you consider changing the bid date and/or time of either bid.

Looking at the Oxnard HS Union District project and I am trying to establish what the finish schedule is for the Conc-1. The keynotes tell me that Conc-1 is throughout where flooring is not called out. Is this correct? Do all areas except where #4 on the keynotes states existing flooring remains and where a finish is not stated in those rooms, will be Conc-1?.
